1. Location first
School district, job growth, crime rate. If the market is weak, no deal math saves you.
2. Run the numbers in 60 seconds
— Gross rent x 12 = annual income
— Subtract 40-50% for expenses (vacancy, repairs, property management)
— What's left vs. your mortgage payment?
If it's positive, it's worth a deeper look. If not, move on immediately. Don't fall in love with a property.
3. Never buy your first deal alone
