Why most new wholesalers never close deal #1 (and how to fix it)
I've watched a lot of beginners try to break into real estate wholesaling with $0 in the bank. Almost all of them fail for the same reason: they think the hard part is finding a deal. It's not. The hard part is volume of outreach.
Wholesaling is a numbers game. To get one signed contract, you typically need to talk to 100-300 motivated sellers. Most beginners quit around call #20 because manually cold-calling and texting is exhausting, and it's easy to convince yourself "this isn't working" way before you've hit statistical significance.
Here's the actual math that matters:
~2-5% of motivated seller leads convert to a signed contract
~50% of signed contracts get assigned to a cash buyer at a profit
So realistically: 100 conversations → ~3 contracts → ~1-2 closed assignments
If you're doing this solo with a phone and a spreadsheet, that volume will burn you out before you see a check. The wholesalers who actually make it either hire a team to handle outreach, or automate it.
That's the whole thesis behind what I've been building. No judgment either way — just wanted to share the math because nobody tells beginners this part up front, and it's the difference between quitting in week 2 and closing in month 2.
