The 3 things that actually move resale value when painting a house

Ran a painting crew for houses about to go on the market or up for rent. Here's what I've learned about where the paint budget actually pays off — and where it doesn't:


1. Front door + trim > whole exterior repaint.

If budget is tight, a fresh front door color (navy, black, or deep green) plus crisp white trim does more for curb appeal photos than a full exterior repaint. Buyers judge in the first 7 seconds.


2. Neutral walls, warm undertones.

Skip stark white — it photographs cold and sterile online. Warm greige or soft off-white makes rooms look bigger AND more inviting in listing photos. This is the #1 mistake I see sellers make with DIY paint jobs.


3. Ceilings get ignored — don't ignore them.

A scuffed or yellowed ceiling tanks a room's perceived cleanliness even if the walls are perfect. It's the cheapest square footage to paint and the highest ROI per dollar.
