5 Things Kenyan First-Time Homebuyers Get Wrong

I've been connecting buyers and sellers across Nairobi, Mombasa, Kisumu, and beyond. Here are the most common mistakes I see first-time buyers make:


1. Skipping the title deed search. You'd be shocked how many people put down deposits without verifying ownership at the lands office. Don't be that person.


2. Ignoring infrastructure timelines. That plot in Konza or Kangundo Road looks cheap β€” but when is tarmac, water, and electricity actually coming? Ask hard questions.


3. Not budgeting for extras. Stamp duty (2-4%), legal fees, and valuation costs add up. Budget at least 10% above the purchase price.


4. Buying on emotion. "The view is amazing" doesn't matter if the access road floods every April. Visit during rainy season.


5. Going it alone. A good agent doesn't cost you β€” they save you. The right connections mean better prices, verified sellers, and faster closings.
