The pattern that actually books seller consults:

  • Open with a local proof (sold, pending, or a neighborhood fact people in that zip actually care about)

  • Show one house, not five

  • End with a specific ask: "If you're thinking about selling in [neighborhood] this year, DM me 'timing' and I'll tell you what buyers are paying right now."
