Most agents don't have a lead problem. They have a follow-up problem.

Walk a listing appointment this week and you'll hear the same story: “I’m already posting. I’m already texting. Nothing’s converting.”


Usually that isn’t a lead-volume problem. It’s a sequence problem.


Here’s the pattern I see in almost every stalled pipeline:


1. Content with no next step.

A pretty listing reel that ends on “DM me.” No reason to reply. No question. No appointment ask. The post did its job (got seen) and then died.


2. First-touch scripts that try to close.

A new inbound says “What’s the price?” and the agent sends a paragraph. The buyer wanted a number and a next step, not a bio.


3. Follow-up that stops at day three.

Most deals that actually close were still in conversation at day 11, 18, 27. If your CRM is silent after the first “just checking in,” you didn’t lose the lead. You abandoned it.


The 20-minute weekly fix


Monday: pick one neighborhood or price band. Write 5 posts for that one audience — not 5 random topics.


Tuesday–Thursday: send 10 first-touch messages that ask one question. Not “are you still looking?” Ask something they can answer in five seconds: “Are you trying to be in before school starts, or is timing flexible?”


Friday: open every conversation that went quiet after day 3. One line. One reason to reply. Then stop talking.


That’s it. No new platform. No extra hours. A pipeline is just a sequence you actually finish.
