5 Things I Wish I Knew Before Getting My Real Estate License

I wasted months figuring this out the hard way. Here's what would've saved me a ton of time and money:


1. The exam is the easy part. Everyone stresses about passing the test. The real challenge is what comes after β€” finding clients when nobody knows who you are.


2. Pick a brokerage based on training, not commission split. Your first year, you need mentorship more than you need a bigger check. A 70/30 split with great training beats 90/10 with zero support every time.


3. Your sphere of influence is your first goldmine. Before you spend a dollar on ads, tell every single person you know that you're in real estate. Your first 3-5 deals will almost always come from people you already know.


4. Open houses are underrated. New agents sleep on open houses. They're free leads walking through the door. I built my entire pipeline from open houses in my first 6 months.


5. Treat it like a business from day one. Track your expenses, set a schedule, and show up like it's a real job β€” because it is. Most agents fail because they treat it like a side hustle.
