Here's exactly how wholesaling works in Florida:
Step 1 — Find a motivated seller
These are people who NEED to sell fast. Divorce, foreclosure, probate, relocation, job loss. They don't want to wait 90 days for a traditional sale. They want out.
You find them through direct mail, driving for dollars, bandit signs, social media, or cold calling.
Step 2 — Get the property under contract
You sign a purchase agreement with the seller. You now control the property. You did NOT buy it.
Step 3 — Find a cash buyer
Investors, landlords, fix-and-flip crews. They want off-market deals at a discount.
Step 4 — Assign the contract
You sell your contract to the cash buyer for a fee — called the assignment fee. That's your profit. The buyer closes directly with the seller.
Example:
Seller agrees to $180,000
You assign to a cash buyer for $195,000
You pocket $15,000 — never owned the property
In Florida, this is legal with no license required as long as you're transparent about your role as the wholesaler.
