Why contractors make the best house flippers (and most don't realize it)
I've been in the trades for years. Drywall, paint, tile, you name it. And here's what I noticed:
The guys hiring me to flip houses? Half of them couldn't tell you the difference between a 2x4 and a 2x6. They were paying me $40/hr to do work they were selling for $40,000 in equity.
That math didn't sit right.
So I started flipping myself. And here's the unfair advantage contractors have:
1. You already know what cosmetic repairs cost. When a wholesaler sends you a deal, you can comp the rehab in your head in 5 minutes. Most investors are guessing.
2. You can do 80% of the work yourself. Paint, flooring, fixtures, landscaping — that's the stuff that moves the needle on appraisal value. And you don't need to hire anyone.
3. You understand timelines. You know a bathroom takes 3 days, not 3 weeks. That means you can actually hit a 90-day flip window.
The only two things most contractors are missing:
How to find deals (it's not Zillow)
How to fund them without your own money (private money lenders are everywhere — you just need to know how to pitch them)
That's exactly what I teach inside The 90-Day Flip. If you're a contractor tired of building someone else's empire, this is your playbook.
