"What Should I Post Today?" — Solved Forever for Real Estate Agents

Every agent knows they need to post on social media. Very few do it consistently. The reason is always the same: you don't know what to post, so you post nothing.

Here's a prompt that eliminates that problem permanently:

"Act as a social media strategist for a real estate agent in [your market]. Create a 7-day content plan with this mix: 2 educational posts, 2 listing/market posts, 1 behind-the-scenes personal post, 1 engagement question, and 1 call-to-action post. For each post, include: the hook (first line), full caption under 80 words, 5 relevant hashtags, and best time to post. Target audience: [first-time homebuyers / luxury buyers / investors / etc.]"

What You Get Back

A full week of content — with hooks, captions, hashtags, and timing — in about 90 seconds.

Run it every Sunday night. Your entire week of content is planned before Monday morning. No more staring at your phone in the Starbucks drive-through trying to think of something to post.

Pro Tips

  • Regenerate with different target audiences each week to keep content fresh

  • Save your best-performing posts and ask AI to create variations

  • Use the "behind-the-scenes" slot to build trust — that's what converts followers to clients

This is one of 50+ workflows in The AI Realtor Playbook — each one designed to replace a time-consuming task with a 2-minute prompt.

The #1 Reason Agents Lose Deals (And How AI Fixes It in 5 Minutes)

It's not pricing. It's not marketing. It's follow-up.

80% of sales require 5+ follow-ups. Most agents stop after 1-2.

Not because they're lazy — because writing personalized follow-up emails for 20+ leads is exhausting when you're also doing showings, inspections, and paperwork.

The AI Follow-Up System

Here's a prompt that generates an entire 5-email nurture sequence in under 2 minutes:

"Create a 5-email follow-up sequence for a [buyer/seller] lead who [specific situation — e.g., attended my open house but hasn't booked a showing]. Space emails over [timeframe]. Each email should be under 100 words, sound like a real person (not a marketing email), and include one soft call-to-action. Reference [local area detail] to feel personal."

Why This Works

  • Under 100 words → People actually read short emails

  • Sounds human → No "I hope this email finds you well"

  • Local details → Feels personal, not mass-produced

  • Soft CTA → "Would it help if I sent you a few options?" beats "Schedule your showing NOW!"

The Math

If better follow-up converts just 2 extra deals per year at an average $8,000 commission, that's $16,000 from a system that took 5 minutes to set up.

I packaged dozens of these systems into The AI Realtor Playbook — prompts for every stage of the client lifecycle.

How I Use AI to Write Listing Descriptions That Actually Sell

Most AI-generated listing descriptions sound like they were written by a robot pretending to be a realtor. Here's how to fix that.

The Problem With Default AI Output

If you just ask ChatGPT "write a listing description," you'll get something like:

"Welcome to this stunning 3-bedroom, 2-bathroom home nestled in a charming neighborhood..."

Every agent is getting this same generic output. It doesn't stand out. It doesn't sell.

The Fix: A Structured Prompt Framework

Here's the exact framework I use:

Step 1: Feed it the facts

Property: [address]
Bed/Bath/SqFt: [details]
Lot size: [size]
Year built: [year]
Key upgrades: [list them]
Neighborhood highlights: [schools, parks, dining]

Step 2: Tell it WHO is buying

This is the part 90% of agents skip. Add:

Target buyer: [first-time buyer / young family / downsizer / investor]
Their priorities: [yard space / commute time / modern kitchen / ROI]

Step 3: Set the tone and constraints

Tone: Conversational and warm, not salesy
Length: Under 150 words
Must include: A hook in the first sentence, one emotional benefit, and a subtle urgency element
Must avoid: "Nestled," "boasts," "stunning," "don't miss out"

The Result

Instead of generic fluff, you get descriptions that speak directly to your target buyer's priorities. A first-time buyer cares about different things than a downsizer — your listing copy should reflect that.

I've built 50+ prompts like this covering every part of a real estate agent's workflow in The AI Realtor Playbook.

5 AI Prompts That Save Real Estate Agents 10+ Hours/Week

I've been building AI workflows for real estate agents for months. These are the 5 highest-ROI prompts I keep coming back to — each one replaces a task that used to eat 1-3 hours of my week.

1. Instant Listing Descriptions

Instead of staring at a blank page, paste your MLS data into ChatGPT with:

"Write a compelling listing description for a [bed/bath/sqft] home in [neighborhood]. Highlight [top 3 features]. Target buyer: [first-time buyer/investor/family]. Tone: warm but professional. Under 200 words."

Time saved: ~45 min per listing.

2. Neighborhood Guides on Demand

Buyers always ask "what's the area like?" Generate a guide instantly:

"Create a neighborhood guide for [area] covering: school ratings, commute times to [city center], average home prices, top 3 restaurants, parks, and walkability. Format as bullet points a buyer can skim in 60 seconds."

3. Follow-Up Email Sequences

The fortune is in the follow-up. Generate a 5-email nurture sequence:

"Write a 5-email follow-up sequence for a buyer lead who attended an open house but hasn't scheduled a showing. Space emails over 14 days. Each email should be under 100 words, conversational, and include a soft CTA."

4. Objection Handling Scripts

Prep for every negotiation:

"Give me 5 responses to the seller objection: '[objection]'. Each response should acknowledge their concern, reframe it, and guide toward [your goal]. Tone: confident but empathetic."

5. Social Media Content Calendar

Stop overthinking your posts:

"Create a 7-day social media content calendar for a real estate agent in [market]. Mix: 2 educational posts, 2 listing features, 1 market update, 1 personal/behind-the-scenes, 1 engagement question. Include caption text and hashtags."

These are just the starting point. I packaged 50+ of these into full workflows with customization guides in The AI Realtor Playbook.
