The 3 things guests actually notice about your linens
I've supplied linens to over 200 boutique hotels and Airbnbs. Here's what I've learned about what guests remember:
1. The first touch. When a guest pulls back the duvet, they form an opinion in under 2 seconds. Cheap polyester blends feel plasticky. 100% long-staple cotton feels like an invitation. That first touch determines whether they mention "the bed" in their review.
2. The towel weight. A thin towel says "budget." A 600-700 GSM towel says "this host cares." Most Airbnb owners use 400 GSM towels and wonder why guests rate cleanliness lower. It's not cleanliness — it's perceived quality.
3. The colour consistency. Mismatched whites are worse than intentionally coloured linens. If your pillowcases are bright white but your sheets are slightly yellow, it reads as old and unwashed. Either commit to pure white across everything, or pick a consistent warm tone.
The fix for all three? Invest once in hotel-grade linens. They last 3-4x longer than retail bedding, they wash better, and they pay for themselves in reviews.
That's exactly what we do at The Linen House.
