The 3 change orders that blow up every kitchen remodel budget
After running renovation projects in the $20k-100k range, the same three surprises wreck almost every homeowner's budget:
1. Hidden plumbing/electrical behind walls. Old suburban homes (60s-90s builds) almost always have outdated wiring or galvanized pipe once you open a wall. Budget 10-15% contingency for this alone — if your contractor didn't mention it upfront, that's a red flag.
2. Cabinet lead times. Custom cabinets can take 8-12 weeks. If your contractor quotes a 4-week full remodel, someone's timeline is wrong. Semi-custom lines split the difference at 4-6 weeks.
3. "While we're at it" scope creep. Once walls are open, it's tempting to add a window or move a wall. Every add is a change order, and change orders are where most projects go over budget. Lock your scope before demo day, not during it.
The fix isn't avoiding these — it's having someone manage the project who catches them before they become surprises. That's the whole reason we started Bluestone: homeowners shouldn't have to become GCs just to get a remodel done right.
