3 Seller Finance Deal Structures Every Wholesaler Should Know
Most wholesalers leave money on the table because they only know one way to structure a deal.
Here are 3 creative finance structures that have made me the most money:
1. Subject-To (Sub-To)
You take over the seller's existing mortgage payments. The loan stays in their name, but you control the property. Best for sellers who are behind on payments and just want out. Your spread = the difference between their mortgage and what your end buyer pays.
2. Wrap-Around Mortgage
You create a new note that "wraps" around the existing mortgage. Your buyer pays you a higher rate, you continue paying the original note, and you pocket the spread + any principal markup. This is where the real cash flow lives.
3. Land Contract (Contract for Deed)
Seller retains title until the buyer completes all payments. Lower barrier to entry for buyers with credit issues, which means you can charge a premium. Great for rural properties and vacant land.
The key to all of these? Running the numbers fast and accurately. That's exactly what I built Veltrin for — a calculator purpose-built for creative finance wholesaling.
If you're structuring 3+ deals a month, this tool pays for itself on the first one.
