Most homeowners have never heard of a HERS score — but it's the single most important number in determining how much a home costs to own, how comfortable it is, and what it's worth on the market.
The short version:
HERS 100 = a typical new home built to standard code
HERS 0 = net-zero energy home (produces as much energy as it uses)
HERS below 0 = net-positive (generates an energy surplus)
Homes with lower HERS scores have lower utility bills, higher indoor comfort, better air quality, and increasingly — higher resale values.
The Solar Piece Is Bigger Than Most People Realize
A home that's properly insulated, air-sealed, and equipped with an efficient HVAC system can often reach HERS 40–50 before any solar is added. At that point, a 6–8 kW solar array is typically enough to bring the home all the way to HERS 0 — true net-zero.
The sizing formula is knowable:
System Size (kW) = Annual kWh Load ÷ (Peak Sun Hours × 365 × System Efficiency)For a 9,200 kWh/year home in Nashville (4.5 PSH, 0.78 efficiency):
9,200 ÷ (4.5 × 365 × 0.78) = 7.2 kW → round to 7.5 kW → HERS 0. Done.
